Japan’s real estate investment volume reached an all-time high of over ¥2 trillion in Q1 2025, and Tokyo topped the global city rankings in terms of total real estate investment.

According to U.S. real estate services firm JLL (Jones Lang LaSalle), Japan recorded ¥2.0952 trillion in real estate investments from January to March 2025—a 23% increase year-on-year.
This marks the highest quarterly figure ever since the survey began in 2007.

Tokyo led the global city rankings with $11 billion (approx. ¥1.7 trillion) in investment, well ahead of New York ($7.3B) and Dallas ($6.3B).

Two major factors are fueling this surge:

✅ Ultra-low interest rates in Japan
✅ A stable infrastructure and political environment

Foreign investments rose 3.7 times year-on-year to ¥633.1 billion. Notable deals include:

  • Blackstone (USA): Acquired “Tokyo Garden Terrace Kioicho” for around ¥400 billion
  • Gaw Capital Partners (Hong Kong): Acquired “Tokyu Plaza Ginza”

Family offices and asset managers from China and across Asia are becoming increasingly active players.

JLL forecasts that total real estate investment in Japan may approach ¥6 trillion for 2025, up from around ¥5 trillion in 2024.

More corporates are expected to sell assets amid rising interest rate discussions, creating new opportunities.

The following sectors are attracting strong interest:

  • Redevelopment of luxury and boutique hotels
  • Urban renewal projects in Ginza, Marunouchi, and Chiyoda Ward
  • High-end tourism accommodations in Kyoto and Okinawa
  • Growing demand for premium residences and serviced apartments among foreigners

  3. Global interest is converging on Japanese real estate
