According to the latest land price (rosenka) data from Japan’s National Tax Agency, the top 10 most expensive land points in Japan for 2025 are all in Tokyo.
And not just Tokyo in general—mostly in Ginza and the Marunouchi business district.
🔹 Ginza’s 5-chome block still holds the crown, with land priced at over 45 million yen per square meter!
🔹 The top 3 spots? All on Ginza’s Chuo-dori.
🔹 Even the lowest-ranked in the top 10, a Marunouchi 3-chome location, is valued at 22.5 million yen/m².

What’s driving this crazy boom?
Big commercial redevelopments like the new Tokyu Plaza Ginza and the ongoing upgrades around Tokyo Station are making these areas even more attractive to investors, both domestic and international.
But what about the rest of Japan?
Not even close. Osaka, Nagoya, and Fukuoka all saw modest increases in land prices, but nowhere near Tokyo’s surge.
