Daiwa House Industry has stepped up its development of Airbnb-compatible condominium projects in Hokkaido and Okinawa. In April 2025, it began sales of the third “MONDOMIO” series building in Sapporo, with approximately 85% of units designed to support short-term rental use.

The property, named MONDOMIO Sapporo Odori Minami-Nijo, is a 14-story building with a total of 65 units, of which 55 units (except the top and 13th floors) are Airbnb-ready. This is a notable increase from the company’s first project in Hokkaido, where about 70% of units were compatible.

Located just 4 minutes on foot from Odori Park, a central landmark with the iconic Sapporo TV Tower, and 8 minutes from Susukino Station, the property enjoys strong tourism and entertainment accessibility.

The unit types range from studios to 2-bedroom layouts, with sizes between 33.25 to 52.32 square meters.
Prices for the first sales phase range from JPY 40 million to 60 million, slightly above the average in the area, due to the income potential from Airbnb operations.

To support group or family tourists, the layout prioritizes more beds and less storage. Some units also feature golf bag niches, trunk rooms for suitcases, and functional entryway storage—ideal for international travelers.

According to the City of Sapporo, tourist arrivals between April and September 2024 totaled 9.37 million visitors.
With rising hotel prices and room shortages, Airbnb-compatible condos have become highly sought-after.

Sales are strong, with lottery applications showing as much as 5x over-subscription. Daiwa plans to launch two more buildings in Hokkaido by FY2026.

Note: Japanese law limits short-term rentals to 180 days per year, so Daiwa recommends using the units as second homes, with rental income during unoccupied periods.

Most conventional condos in Japan prohibit Airbnb rentals in their bylaws, making this project highly competitive in terms of livability, flexibility, and asset value.

Daiwa also announced a partnership with Airbnb to build mid-to-long-term stay hotels in Tokyo, and plans to expand the brand with two more buildings in central Tokyo.

Airbnb-compatible condominiums are poised to be a new real estate trend in Japan.
