  • 城北·城东(荒川、板桥、江东等):6348万日元(+1.6%)

价格差的扩大,表明投资者对“核心区”的偏好越来越明显。

首都圈(东京都+神奈川+埼玉+千叶)平均房价达5535万日元(+2.3%)

  • 神奈川县:3883万日元
  • 埼玉县:2960万日元
  • 千叶县:2770万日元

Tokyo’s real estate market just broke another record.

According to a new report by Tokyo Kantei (May 2025), the average listing price for pre-owned condominiums in Tokyo’s 6 central wards—Chiyoda, Chuo, Minato, Shinjuku, Bunkyo, and Shibuya—has surged to an incredible ¥160.64 million for a 70㎡ unit. That’s a 2.9% increase from the previous month and the highest ever recorded.

So why are global investors and wealthy families now focusing on these areas more than ever?

Since late 2024, wealthy homeowners and investors began selling relatively new properties, believing it was the perfect time to sell. As a result, the average age of listings dropped to 24.3 years—3.5 years younger than the previous year. These newer condos naturally attract higher offers, driving the overall market upward.

While the 6 central wards continue to rise, other areas are seeing much slower growth:

  • South/West Wards (e.g., Shinagawa, Meguro, Setagaya): ¥83.59 million (+2.5%)
  • North/East Wards: ¥63.48 million (+1.6%)

This widening gap shows a clear investor preference: Tokyo’s core districts are where the smart money goes.

The average condo price across the Tokyo metropolitan area (Tokyo + 3 prefectures) hit ¥55.35 million (+2.3%).

Tokyo itself: ¥83.09 million
Kanagawa: ¥38.83 million
Saitama: ¥29.60 million
Chiba: ¥27.70 million

As you can see, Tokyo remains the top-tier city in Japan—and within Tokyo, the 6 central wards stand above the rest.
